Complex Carbohydrates

Complex carbohydrates are present in whole grain breads, cereals, starches and fruits and vegetables. These foods are not only rich in B vitamins and trace minerals, but they also contribute dietary fiber which has been shown to reduce risk for developing certain cancers, lowering cholesterol levels and helping in weight control.

Six to twelve servings of breads, cereals and starches may sound like a lot of food, but when you consider one cup of rice is three servings of cereal, you can see that meeting these guidelines isn’t that difficult.

Fruits and Vegetables

Most people are not thrilled when they are confronted with the thought of eating four to seven servings per day. Keep in mind that one medium piece of fruit counts as two servings and your typical salad is three servings of vegetables. You will have eaten your four to seven servings before you know it.

A Medicare supplement insurance plan also called “Medigap” is private health insurance designed to supplement original Medicare. A person may obtain a Medigap plan on a guaranteed issue basis during the open enrollment period, which begins within 6 months of turning 65 or enrolling in Medicare Part B at 65 or older. And also that I this period no medical screening is required. But besides open enrollment the issuing insurance company may also put forth the requirement of medical screening and also may obtain an attending physician’s statement if it is felt necessary. But the thing that should be kept in mind is that this policy is not compatible with any other forms of private medical coverage as for example a Medicare Advantage plan.

Doing Environmental Due Diligence is a win-win situation for our environment and for the property owner. That’s why in United States the government is highly recommending every site property to undergo ESA before anything else. It must be the responsibility of the property owner to do this. They need to remember that money isn’t everything and that they need to think of their site’s health and what would be its effect to the environment if they let it be contaminated. So what is ESA?

An Environmental Site Assessment (ESA) is a report prepared for a real estate holding which identifies potential or existing environmental contamination liabilities. It typically addresses both the underlying land as well as physical improvements to the property. When conducting ESA, it is the phase 1 ESA that you need to undergo first.

Phase 1 ESA tells people what lies beneath. Beneath the surface of the subject property as Phase 1 inspect the land. Scrutiny of the land includes examination of potential soil contamination, groundwater quality, surface water quality and sometimes issues related to hazardous substance uptake by biota.

Phase I Environmental Site Assessment reports are normally performed for commercial properties, residential developments, agricultural properties and industrial properties. They are usually required by banks for real estate purchase loans or refinancing. Even if a lender is not involved in the real estate transaction, a Phase I report is recommended as protection from any future environmentally-related liability after taking title to the property.
